1. Not a developer website

www.melakaproperties.com is a marketing and referral website operated by Ivan Hay Lee Guan, a registered real estate negotiator (REN 51949) with Nexsgen Realty Sdn Bhd (E(1)1914). It is not the official website of any developer. It is not operated by, endorsed by, sponsored by or affiliated with Plutovest Sdn Bhd, Parkland Avenue Sdn Bhd, Setia Awan Group, Faithview Group and Parkland Group, or with any other developer whose project may be described here. Project names, logos and trade marks belong to their respective owners and appear here for identification only.

2. All information is indicative

Everything on this site — prices, built-up areas, land sizes, unit types, bedroom and bathroom counts, floor plans, site plans, facilities lists, distances, drive times, completion dates and specifications — is indicative. It is taken from developer marketing material and public sources, it may be out of date by the time you read it, and it is subject to change by the developer without notice and to the approval of the relevant authorities.

3. Floor plans and areas

Floor plans are not to scale and are shown for general layout only. Stated areas are approximate, may be measured to different conventions (built-up, main parcel plus accessory parcel, or land lot dimensions), and may differ from the final surveyed area. Furniture and fittings drawn on a plan are for illustration and are not included unless a furnishing package is expressly contracted. Lot dimensions given in feet are the developer’s stated nominal dimensions.

4. Images

Images on this site are artist’s impressions, renders, marketing photographs or stock photographs used for illustration. They are not a representation of the finished product, of the view from any particular unit, or of the actual condition of any property. Landscaping, finishes, furniture, skyline and surrounding buildings shown in a render will differ from what is built.

5. Prices

Where a starting price appears on this site it is marked with an asterisk and is indicative only. It refers to selected unit types, typically the smallest or least favourably positioned, and excludes rebates, packages, legal fees, financing costs and any other charge. Prices are revised by developers between phases, between blocks and sometimes within a week. Always confirm the current figure with us and then against the developer’s official price list before making a decision.

6. Distances and drive times

Distances and travel times are approximate, are frequently taken from the developer’s own marketing material, and vary with the route taken, the traffic and the exact point of origin within a development. Treat them as a rough guide, not a measurement.

7. Developer claims

Where a superlative or comparative claim appears on this site — for example that a development is the largest of its kind in an area — it is attributed to the developer and is the developer’s own claim, not an independent verification by us. If such a claim matters to your decision, check it against the approved plans.

8. Nothing here is an offer or a contract

Nothing on this website forms part of any offer, contract, representation or warranty. No statement here should be relied on as a statement of fact. Before committing to a purchase, verify every material fact against the developer’s official sales documents, the Sale and Purchase Agreement, the approved building and layout plans, and the developer’s licence and advertising permit.

9. Not financial, legal or tax advice

Nothing on this website is financial, investment, tax or legal advice. Property values can fall as well as rise. Rental demand and yields are not guaranteed. Loan eligibility, margin of financing and interest rates depend on your own circumstances and on the bank. Please take independent professional advice before making a decision.

10. Referral is free to buyers

Enquiries submitted through this website are handled by Ivan Hay Lee Guan and other registered real estate negotiators at Nexsgen Realty Sdn Bhd (E(1)1914), who carry out the official booking and purchase process. We do not charge buyers any fee. Our fee is paid by the developer on completion of a sale, and the price you pay is the developer’s price either way.

11. Limitation of liability

To the fullest extent permitted by Malaysian law, we accept no liability for any loss or damage arising from reliance on the content of this website, from any error or omission in it, or from the unavailability of the site. This does not exclude any liability that cannot lawfully be excluded.

13. Governing law

This disclaimer is governed by the laws of Malaysia and is subject to the exclusive jurisdiction of the Malaysian courts.
