www.melakaproperties.com is a marketing and referral website for new residential launches in Melaka. It is operated by Ivan Hay Lee Guan, a registered real estate negotiator (REN 51949) with Nexsgen Realty Sdn Bhd, a real estate agency licensed by the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia under registration E(1)1914.

What we do

We market new residential launches in Melaka and help buyers work out which project actually fits what they need. That means sending the current price list and floor plans, explaining what is genuinely different between one project and the next, arranging sales gallery and show unit visits, and handling the booking process through the agency.

What we do not do

  • We are not the developer of any project on this site, and we are not endorsed by or affiliated with any of them.
  • We do not set prices, allocate units, approve loans or control build schedules. Those are the developer’s and the bank’s decisions.
  • We do not publish a price we cannot stand behind. Where a starting price is shown it is marked indicative, and the live figure always comes over WhatsApp.
  • We do not charge buyers a fee — see below.

The projects we handle

How we are paid

Our fee is paid by the developer, out of the developer’s own marketing budget, when a sale completes. It is never charged to the buyer, and the price you pay is the developer’s price whether you come through us or walk into the sales gallery yourself. What you get by coming through us is someone who knows the stock.
